1 The subject of the contract
1.1 Delta Estates AG provides the respective apartment for private use. Its commercial use requires a prior written consent of Delta Estates AG.
1.2 Only the number of persons that is stated in the contract may be accommodated in the property.
1.3 The guests accept that the stated apartment including its equipment and furhishing remain the property of Delta Estates AG.
1.4 This accommodation agreement is in a written form and applies for the previously booked apartment. In case the apartment is changed, a new contract will be signed.
2. Duration/Changing/Extension/Cancellation
2.1 The duration and the beginning of the contract is stated in a written form in the accommodation contract.
2.2 In case of a contract for unlimited accommodation (the minimum duration is 30 days), a notice terminating the contract shall be sent in a written form not later than 14 days in advance. If the notice period of 14 days has passed then this period shall be recalculated.
2.3 The amount for at least 14 days is to be paid if an apartment is not occupied or in case of cancellation that is outside the possible cancellation period.
2.4 In case of fixed-term contracts, the agreed rental price shall be paid for the entire duration. An early termination of the contract is only possible with the agreement in a written form with Delta Estates AG.
2.5 The prolongation of a contract with a fixed duration is only possible on request with the agreement of Delta Estates AG.
2.6 Full refund for cancellations made within 48 hours of the completion of the booking if the check-in date is still at least 14 days in the future. 50% refund for cancellations made at least seven days before check-in. No refunds for cancellations made within seven days of check-in.
3. Payment and credit card
3.1 Unless otherwise is agreed, the amount must be paid before the receipt of the key. For the stay longer than than one month, a payment hast to be made within 5 days after receipt of the relevant invoice.
3.2 In case of non-compliance with the regulations referred to in paragraph 3.1, Delta Estates AG reserves the right to change the door lock code for the key card or to change the door lock at the expense of the guest and to hand over the new key card or the new key, if the entire claim was paid.
3.3 The guest is obliged in the booking confirmation to inform the Delta Estates AG of his / her credit card details and agrees with his / her signature in the accommodation contract that any payment may be debited from his/her card account within 2 days after the due date.
3.4 Unless agreed otherwise, Delta Estates AG is entitled to charge the credit card with the invoice amount (maximum 1 month) on the day of arrival.
3.5 The same applies to the principle of the necessary after-cleaning and damages caused by the guest. The guest will be notified in advance.
3.6 Delta Estates AG reserves the right, in such cases, to charge a one-off compensation for the invoicing accordingly.
4. Check-in and check-out
4.1 The following check-in / check-out times are generally valid: check-in: from 16.00, check-out: no later than 11.00. Any special requests must be sent in advance and confirmed by Delta Estates AG, but in any case they are subject to availability. Without this arrangement, an additional daily rate will be charged if you leave the apartment later.
4.2 All apartments are checked for cleanliness, defects or damage before arrival. Should the guest (contrary to expectations) have complaints, he has to report this immediately to our reception / hotline.
5. Use
5.1 The guest is obligated to avoid any improper use of the apartment and the furnishings. Washing machine and dryer are to be handled carefully, especially cleaning the filter. In case of violation, Delta Estates AG reserves the right to assert any liability claims against the guest / tenant.
5.2 If the key card or the key is lost, the guest receives a new card or a new key for a payment of CHF 200.00.
5.3 The guest and other roommates are obliged to take care while using the apartment and to observe the house rules.
5.4 The guest and the other roommates are not allowed to rent the respective apartment to third parties or to leave it to the use.
5.5 The keeping of pets in the respective apartment is only permitted with the prior written permission of Delta Estates AG.
5.6 The cleaning staff are allowed to enter the apartment (even in the absence of the guest) for the purpose of cleaning. The same applies to our house technicians in case of necessary repairs.
6. Services (extra)
6.1 The apartment can be cleaned at least once a week for a small charge (including towels and bed linen).
6.3 Waste bags/"Züri-Säcke" is the responsibility of the tenant. These can be purchased in any supermarket. Two bags are included in the rental price. It is not allowed to deposit filled waste bags in front of the apartment, in the corridor, stairwell and balcony.
7. Internet connection
7.1 Delta Estates AG offers a business wireless LAN connection free of charge at all locations. In case of failure or impairment of the connection, the guest can not demand a reduction on the rental price. Any further claims of the guest from the operation or non-operation of the Internet are expressly excluded.
8. Insurance
8.1 The guest is not insured by Delta Estates AG against any risks arising from the accommodation (accident, illness, loss of property due to water, fire, theft, etc.).
8.2 We therefore advise our guests to take appropriate insurance. Corresponding forms can be obtained at the reception.
9. Jurisdiction
9.1 The accommodation contract is subject to Swiss law.
9.2 The court of jurisdiction is Zurich. As of January 2022.
